My dear Father
Mr Everts
Birth: 1777-01-04 Death: 1850
is about making an
exchange of property by which he takes the upper
Saw Mill and ten acres of land with a dwelling on
the same in order to do this he wishes to turn out
his house & two lots on Owasco St but as the parties
with whom the exchange is made are a company they
refuse to take the place unless perfectly free from all
incumbrances, What Everts wishes to do is this: take
a deed of the Owasco Street property and give a Mortgage
on the Mill property for the amt due on his place which
is about $960. The mill property including house worth
$1500, has been appraised by Nelson Beardsley

On which there is now two mortgages of $2,000 each, of
which 2,000 is to be paid within five years and the other
two thousand in ten years from the end of the 5 years
just mentioned, this would make your Mortgage if
you were to take one a 3d mortgage and make the
whole amt of incumbrance on the property about $5,000
Everts will also as security give an insurance policy
to the amt of his Mortgage to you, there being no other
insurance on the house. Mr Goss

and others are the gentlemen with whom Mr
Everts proposes to make this Exchange, Mr Goss
informs me that they had valued the property at $8,000
and that its rents without difficulty for $600 per year.
He (Mr Goss) also wishes me to say that he considers
this to be a perfectly safe transaction.
Please answer as soon as convenient as the parties
are awaiting you decision
